Right from the letter box and up your potential buyers are being compelled or repelled from you home. So once you have them to the front door, what will make home buyers giddy and  want to buy your home?

People are driven by emotions, if you can appeal to the right ones you are on the right track. But, what else helps potential home buyers decide to make on offer on your home?

Let’s take a look at some easy fixes you can perform that will ensure that once those buyers step foot in your home, they won’t want to leave.

1. Opening the front door?

When buyers open the door and takes their first steps in your home what do they see first, hopefully not a row of smelly sports shoes. Something that transitions them in nicely is a perfect touch.

If your home does not have an entrance way or is on the small side, you can simply add a rug to accomplish this, a small side table for keys, perhaps some flowers or a house plant.

If you have an entrance way, depending on the size, you may even want to place a piece of artwork or painting here. You want buyers to feel welcomed and then move on into the rest of the space.

2. All those little extras

Door knobs, drawer and cabinet hardware, taps, mixers and even lighting covers may not seem like a big deal, but they all go into making a room feel put together. A simple upgrade here and there might be the little bit of difference that makes someone fall in love with your home.

The best part, it can be an inexpensive exercise. If you really want to, the sky’s the limit with what you can spend. However, a few simple and modern upgrades from your local Mitre10 or Bunnings can be all that is needed. They are happy to talk with you and help you find the right options too, even better right?

Once you have those adjustments in place and depending on your look, you might want to give the cabinets a lick of paint or replace anything that looks old and out of place.

3. The Bathroom

The kitchen is one of the most important rooms in the house with the bathroom nipping closely at its heels.

Give your bathroom a good clean, everything that can be seen by potential buyers, don’t forget in the draws and cupboards too. People will look in them; this is their potential new bathroom after all. So don’t just chuck your hairbrush with hair stuck all through it in the top draw. Either put it right out of sight, or give it a proper clean too.

There are bathrooms on display with kids toys everywhere, a damp bath mat hanging up with a less than fresh scent, toiletries covering sink tops and old and yucky shower curtains. Keep it simple. Anything that doesn’t need to be out should be tucked away nicely in the draw or cupboard. Show your potentials buyers how fantastic those spaces are too. If you have towels out on display through viewings, try and have them matching and neatly presented.

Check overhead too. Are there Cobwebs around your lights and dust stuck in the extractor fan?

Getting home buyers to fall in love with your home is the best way to get the most money you can for it. Appeal to their emotions by freshening up the most popular rooms.

4. How’s the backyards?

It’s great the inside is looking swish. We need to make sure the backyard is up to scratch too. You don’t need to call in the landscaper and build a deck, it’s so much simpler than that.

Make sure it is tidy. Have the lawns been mowed recently, any weeds pulled out and the kids toys either put away or in an area that best shows the backyard. Remove dead heads off flowers and a wee trim of any trees that are needed is a good idea.

With a few small changes and additions you can have your house in tip top shape and ready to wow potential buyers at your next open home.
